Senior Construction Project Manager III

<strong>Overview<br><br></strong>REI is seeking a Sr. Construction Manager to provide construction project management support for our network of retail stores focusing on new store tenant improvements and capital projects. This job contributes to REI’s success by providing technical expertise, leadership, and program support services for a portfolio of retail locations. The Sr. Construction Manager is responsible for execution of new store development projects and large remodels. The Sr. Construction Manager will act as a liaison between store operations, general contractors, vendors, cross divisional leadership, landlords, and pre-construction to deliver exceptional projects and drive efficiencies in accordance to REI’s established Real Estate Development program. Models and acts in accordance with REI’s guiding values and mission.<br><br><strong>Key Responsibilities:<br><br></strong>This role requires thorough advanced knowledge of Retail Construction Project Management practices. They use a wide application of strategies, policies, and previous experience to calculate a course of action and deliver results autonomously. They plan and schedule daily tasks to be performed in support of the remodel program and make choices on work prioritization with minimal assistance.<br><br><strong>Functional Responsibilities<br><br></strong><ul><li>Manages multiple tenant improvement projects simultaneously including large renovation projects, program rollouts, and new initiative launches which may include new concepts.</li><li>Influences, negotiates, and communicates with internal and external business partners, contractors, and vendors.</li><li>Establish and maintain project schedules and budgets. Responsible for overall project delivery.</li><li>Monitors tenant improvement construction work to ensure compliance with REI’s standards and lease requirements, including scope, schedule, and workmanship.</li><li>Deliver projects on time and on budget.</li><li>Manage change order negotiations and contract compliance.</li><li>Manages all aspects of construction for assigned projects including bidding, scheduling, monitoring construction progress, reviewing drawings, performing final punch list, collecting close-out documentation, and resolution of warranty issues.</li><li>Reviews design concepts and prospective projects for constructability, cost avoidance and value engineering.</li><li>Responsible for tracking all permits, insurance, and lien releases throughout a project.</li><li>Performs site inspections and generates punch lists, monitors General Contractor or landlord work until final completion.</li><li>Monitors, tracks, and evaluates work performance of general contractors and vendors under the contracted standards, SLAs, and established cost labor rates.</li><li>Ensure contractor compliance of life safety/OSHA requirements are met on all job sites to minimize risk.</li><li>Manages multiple major projects simultaneously (budgets $3.5M+ each, approximately 4-6 stores annually). Provides construction management services for a mixed portfolio of retail capital projects (existing store improvements, budgets vary between $100K-$1M+ and volume fluctuates throughout the year).<br><br><br></li></ul><strong>Responsibilities And Qualifications<br><br></strong><ul><li>10+ years retail construction project management experience, including experience with occupied store remodels. Or a combination of 10+ years of experience in mixed roles in the construction industry. (For example 5+ years in a GC role, plus 5+ years in an owner-representative role)</li><li>Able to read and interpret construction drawings, specifications, and communicate industry terminology.</li><li>Proven organizational skills with high attention to detail with experience working in a fast-paced environment.</li><li>Ability to manage multiple, geographically diverse, concurrent projects working remotely and auditing virtually.</li><li>Advanced skills in establishing and maintaining budgets, schedules, and deadlines, prioritizing, and managing resources to accomplish goals.</li><li>Uses resources efficiently, meets deadlines, and keeps others informed of work plans and progress toward goals.</li><li>Exceptional communication skills both written and oral.</li><li>Self-motivated with ability to work autonomously and in groups.</li><li>Demonstrated skills with relevant software for effective management and tracking of projects, such as Microsoft Office, Microsoft Project, Smartsheet, Workfront or similar</li><li>Fosters a supportive work environment where people can do their best work.</li><li>Ability to travel up to 30% of the time</li><li>Preferred: College degree in Construction Management, Architecture, Engineering or related field and or project management or construction management credential (PMP or similar)<br><br><br></li></ul><strong>Closing<br><br></strong><strong>At REI, we believe the outdoors is for all.</strong> We are committed to becoming a fully inclusive, anti-racist, multicultural organization.
